Norme che regolano i rapporti tra ospiti e locatore

- Reservation –

The booking becomes binding for the lessor only after receipt of the deposit (Art. 1385 of the Civil Code). The deposit must be received by the expiry date indicated by the lessor, otherwise the reservation is automatically cancelled. If the deposit is received after the expiry date and the booked flat is no longer available, the lessee will look for an alternative solution, but if this is not possible or is not appreciated by the client, he will make within one week the refund of the entire amount of the deposit withholding only its own expenses.

 

- Availability –

Arrival: (check-in) To collect the keys, the customer must pay the balance of the holiday and the tourist tax choosing between cash, cheque or bank transfer and pay the security deposit (which will be refunded on departure) of 100.00 euro in cash only.
Key handover: the accommodation is made available at 1.00 p.m. on the day of arrival as soon as the previous tenant's change and sanitation cleaning has been completed.
Late arrivals require prior written agreement by e-mail. In case of late arrival or early departure, no refund is due.
Departure (check-out): The flat must be vacated by 9.00 a.m. leaving the flat in the condition in which it was delivered.

 

- Price –

In calculating the rental periods, the overnight stays.
The price includes: the furnished accommodation complete withtelevision, cutlery, crockery, pillows, the use of the safe deposit box and the normal consumption of gas, hot and cold water, electricity, energy consumption. Also included is intervention for minor maintenance (the latter is carried out within 24 hours of the fault(s) being reported by qualified maintenance technicians authorised by the landlord to enter the flat even in the absence of the guest).
It is the obligation of the departing guest to return the apartment the flat in an orderly manner upon departure (refrigerator defrosted, without rubbish as well as moved furniture, beds and sofas), if the disregards this obligation, the landlord shall deduct from the deposit 50.00 euro regardless of the size of the flat.
The price does NOT include: beach service, linen bed linen, towels, linen in general.

 

 

 

- Pets -

We love them very much but dogs and cats are not allowed in the flats.

 

- Resolution –

 

Should the houselord ascertain that there is a surplus of  persons in relation to that declared at the time of booking (including infants and children) and/or in the event of serious non-compliance with hause regulations
regulations (noise disturbance of any kind, disturbance of the peace of the the condominium, etc.), it may, at its sole discretion, terminate the contract without any reimbursement, deduct from the deposit any material damage caused to the flat and/or common condominium areas, without prejudice to the the obligation on the part of the client to immediately vacate the flat hitherto rented. The landlord reserves the right to demand payment for further hidden and/or claimed damages from third parties in the condominium area even after the client's departure. 

The client who does not occupy the booked accommodation by 1 p.m. on the day following the date of arrival date, without having given timely notice, shall be deemed as renounced and the lessor shall be free to retain the deposit and to dispose of the accommodation. 

However, in the event of late arrival or early departure early departure, no refund is due.

 

- Disdette -

 

If the client's cancellation is received by the lessor up to 7 days before the start date of the stay 100% of the deposit paid will be refunded, from the 8th day before the start date of the stay there will be no refund of the deposit. In the event that, borders of national states or regions of Italy are closed within 8 days of arrival in the flat due to the Covid-19 crisis and associated restrictions (mandatory quarantine for entry and exit), the deposit paid by the contracting party will, upon request, be fully refunded.
Cancellations are only accepted in writing by e-mail and the refund is made by transfer to your account bank account to the IBAN or paypal account that you will communicate to us.

 


- Warnings –


Beds: In the descriptions of the flats, the sofa beds defined as double or twin, when opened can become two separate beds even on different levels.

Parking spaces: Each flat has one free parking space. The parking spaces are not identical in size, so if you have a car that is so large that you cannot use a parking space with standard dimensions, you must inform us so that we can reserve a specific space for you, as it is strictly forbidden to occupy other parking spaces with your car.

Electricity power available and how to use it: the client is obliged to make proper use of his or her own and the flat's electrical equipment, bearing in mind that the electricity supply is 1.7 kWh

Breakdowns and repairs: any malfunctions or breakdowns of electrical and/or electronic appliances such as dishwashers, air conditioners, washing machines, refrigerators (which must be repaired by specialised personnel not available on site), have an intervention time of three working days following the day after the report of the problem detected, within which time the landlord shall not be liable for any reimbursement for breach of contract and/or damage of any kind and/or nature whatsoever. 

 It is specified that repair or replacement will be carried out according to the above-mentioned times and procedures; non-functioning refrigerators will be replaced with models with a maximum capacity of 110 litres within 6 hours of being reported, and the repair or replacement of the fridge will be carried out according to the above-mentioned rules.

UNAVAILABILITY OF THE APARTMENT: If, due to force majeure, the flat booked is not available, it will be replaced with one of the same or higher category; the replacement of the flat in compliance with the above terms, frees the landlord from further charges, requests and/or claims by the client in the absence of alternative accommodation or accommodation that does not meet the client's expectations, the landlord will refund the client the amount paid so far and the client will renounce any further claims for reimbursement and compensation of any kind, both present and future.

PROHIBITIONS: It is forbidden to smoke inside the flats and therefore please do not smoke on the balconies or outside areas. It is forbidden to use grills of any kind in the flats on the balconies, stairs and in the gardens.

- Accountability –

 

Reporting shortages and breakages: the guest undertakes to use the rented property with care and undertakes to report any faults, shortages and breakages to the landlord by 12 noon on the day after arrival, otherwise he will be held directly responsible for them.

Exclusion of insurance coverage: the flats are covered by insurance, but the client shall take care, during the period of stay, to leave valuables inside the flat's safe deposit box. In a different case the landlord is relieved of all
liability for any loss of the client's valuables or money kept in the rented accommodation.

Use of gas and electrical appliances: the client undertakes to always turn off the gas hob after use and not to leave in his absence any personal electrical appliances in operation connected to the socket.

Objects forgotten on departure: objects found in the flat after departure will be kept and returned to the client upon receipt of advance payment of the shipping costs.

Liability for client's property: the landlord is in no way liable for damage to vehicles parked in the condominium areas
caused by third parties for any reason whatsoever, not even in the case of theft of bicycles or other objects parked in the communal areas
internal or external condominium areas or in the courtyards.

Bad weather and adverse weather conditions: in the event of bad weather, wind and thunderstorms, the client shall take care to keep the doors and windows of the rented flat closed as all damage to property and persons that may result from failure to comply with the above will be charged to him/her.
